More often than people assume, and there's a rule that does a lot of the work.

In New Hanover County a pool under 600 square feet can sit as close as five feet from your side and rear lines. At 600 and up, you're held to the full setbacks for your zoning district. Most fiberglass shells come in under that. A 14 by 28 is around 390.

On an older lot in Forest Hills or Sunset Park, that gap is frequently the difference between a pool and no pool. It's also a straight advantage over gunite, where the pool gets sized to the yard rather than to the setback.

They're the real constraint here, more than the yard is.

New Hanover County requires a tree removal permit through Planning and Land Use, and inside the city limits Wilmington runs its own separate process. A mature live oak isn't something anybody just takes down, and you don't want to. It's half of why you bought the house.

It's usually workable. Sometimes it means a smaller shell than the yard would hold on paper, because the crane has to reach over what's staying. I'd rather tell you that standing in the yard than after you've picked a model. Call me at 910-859-6222.

If the value question is the deciding factor, that's probably your answer. Buy it because you'll be in it three times a week from May to October. If it helps at resale, that's a bonus, not a plan.
